Durkan & Sons: Groundworks for 28 New Homes on a Challenging Site at Hendford Drive
The Challenge
Durkan & Sons were contracted by Jack Lunn Group to provide comprehensive groundworks services for a development of 28 new homes at Hendford Drive in Bradford. This project presented numerous challenges from the outset. The site was situated in a hollow with only a single access point, and the ground conditions were highly varied, requiring a mix of piled foundations, traditional strip foundations, and deep trench fill. Adding to the complexity, the site contained existing live services that had to be carefully navigated, including high voltage electric cables, a main BT trunk service, cable media cabling, and a 450mm diameter gas main.

Our Solution
Our expert team skillfully addressed the site’s challenges and meticulously managed all aspects of the groundworks for this development. By carefully locating and working around existing services, we were able to re-orientate a block of houses and accommodate an extra dwelling, increasing the total number of homes from 27 to 28. Our solutions included:
- Excavations on site: This involved the precise and efficient excavation of earth, taking into account the varied ground conditions and the presence of existing services.
- Varied Foundation Solutions: Constructing a mix of piled foundations, traditional strip foundations, and deep trench fill to address the diverse ground conditions.
- Deep Drainage & Plot Drainage: Implementing effective drainage systems to manage water runoff and prevent issues with dampness.
- Brickwork up to DPC: Completing the brickwork up to the damp proof course level, ensuring a solid and protected structure.
- Concrete Slabs: Laying concrete slabs to form the base of the structures.
- 278 Works: Carrying out all necessary works related to roads and sewers, ensuring they meet the required standards and regulations.
- Paving and Externals: Creating durable and aesthetically pleasing paving and external areas.
