Project Overview

Durkan & Sons Ltd were appointed as Principal Contractor to deliver all groundworks, adoptable roads and sewers, stormwater management, and external finishes for a new 44-home residential scheme in Cleckheaton. The project required full compliance with Yorkshire Water technical approvals, a robust approach to surface water management, and high standards for programme delivery and quality.

Scope of Works

  • Site mobilisation, enabling works, and compound set-up
  • Bulk earthworks including reduced level excavation, formation of building platforms, and full muckaway with waste tracking
  • Construction of adoptable roads and sewers, including S104-compliant foul and surface water drainage, main sewer runs, manholes, attenuation pipework, and flow control units
  • S38 adoptable carriageways, kerbing, base and binder courses, and installation of ironwork
  • Asphalt surfacing and block paving:
    • Machine-laid base and wearing course asphalt to all adoptable carriageways and footpaths
    • Block paving to selected road sections, parking bays, and footpaths for visual appeal and durability
  • Stormwater management and attenuation system:
    • Installation of Polypipe Ridgistorm-XL large diameter attenuation system with bespoke 3000mm diameter SN2 pipework, fabricated chambers, elbows, and 90-degree bends
    • Hydro-Brake Optimum flow controller, penstocks, and flow control chambers to provide controlled discharge and flood protection
    • System delivered as a modular, pre-fabricated package with electro-fusion welded joints for rapid installation and long-term reliability
  • Surface water management delivered to Environment Agency and Yorkshire Water requirements, including compliant outfall and maintenance access
  • Plot foundations and drainage, including traditional and reinforced beams, plot drainage, service ducting, and land drains for all plots
  • Fast-track delivery of the first ten foundations to meet the build programme
  • External works and landscaping, including topsoiling, driveways, flag paving, gravel margins, and site boundary treatments
  • Construction of the Stonebridge compound base and sales areas
  • Full CDM and site management, including traffic management, welfare, environmental controls, and ongoing client liaison

Key Project Outcomes

  • All stormwater management and attenuation systems supplied and installed in line with Section 104 and Environment Agency approvals
  • Asphalt surfacing and block paving completed to a high standard across all adoptable and private areas
  • All infrastructure, roads, sewers, attenuation, and foundations delivered.
  • No supply chain or plant hire delays, with all materials, plant, and logistics tightly coordinated
  • Site handed over on schedule with full compliance for both foul and surface water drainage
  • No safety incidents, non-conformances, or failures of statutory or technical sign-off
